Consumption-based or demand-based certificate – which do I need?
For most residential buildings with at least five flats, or with a building application from 1 November 1977 onwards, the consumption-based certificate (Verbrauchsausweis) is permitted. It is based on the actual energy consumption of the last three years and is the cheaper option. If the requirements are not met, we point this out to you before you buy.
Which documents do I need to provide?
As a rule, the last three heating bills or consumption records are sufficient, plus a few details about the building (year of construction, living area, type of heating). An on-site appointment is not required.
How long is the certificate valid?
Under the Building Energy Act (GEG), an energy certificate is valid for ten years from the date of issue.
How quickly do I receive the certificate?
Once you have submitted all your details in full, you usually receive the reviewed certificate within 24 hours as a PDF by email.
Is the certificate legally valid?
Yes. The certificate is created by an authorised professional, registered with the DIBt and meets all requirements of the GEG – valid for sale and letting.
